Designed for a confidential client, this 175,000-square-foot office and operations facility was delivered through an Integrated Project Delivery (IPD) framework, bringing together the owner, consultants, contractor, and key trade partners in a highly collaborative environment. The project leveraged Lean principles, Target Value Design, and shared risk-reward structures to align project objectives, maximize value, and support informed decision-making throughout the design and construction process.

 

The three-storey building combines flexible workplace environments, operational spaces, meeting facilities, technology infrastructure, wellness amenities, and an interior parkade. Designed to accommodate a specialized workforce, the facility supports both focused individual work and collaborative team-based operations while incorporating advanced information technology and security requirements.

 

The architecture is defined by a bold, contemporary expression of dark metal cladding, expansive glazing, and carefully articulated massing. A central entrance volume establishes a strong visual identity and arrival sequence, while horizontal window bands maximize access to daylight and provide a consistent rhythm across the building’s extensive floorplate. Large glazed corners and strategically positioned gathering spaces strengthen connections between interior work environments and the surrounding landscape.

 

The project demonstrates the potential of Integrated Project Delivery to enhance project outcomes through early stakeholder engagement, collaborative problem-solving, and continuous alignment between design, budget, schedule, and operational goals. The result is a technically sophisticated workplace designed to support organizational performance, adaptability, and long-term value.

The project’s success was rooted in an Integrated Project Delivery approach, where early collaboration and shared accountability enabled innovative solutions, informed decision-making, and continuous alignment between project vision and execution.
